Keep in mind, a clean, well-maintained home will bring in the best tenants, the highest rent and it will help when inspecting the home when the tenants move out.

​Your goal is to have trustworthy, dependable and respectful tenants in your residence. So, it is very important your property provides a good impression to attract these type of tenants. Do this by making sure the home is clean and the yard is tidy. We will conduct a walk through during our consultation with you and suggest what improvements, if any, should be done. These improvements may be as simple as applying a fresh coat of paint, having the carpets professionally cleaned, replacing smoke detectors or unclogging the gutters. We also like to inspect the appliances, heating and AC unit,  the water heater,  and roof to make sure everything is in working order.  By doing this in the beginning and in-between tenant changes, you may save yourself money in the event we find a problem and resolve it prior to it causing damage to your home. If you don't have time to do this or if you live out of state, no problem, we have several reputable, reasonably priced and insured contractors to complete any task at hand. ​

Make Sure Everyone Is In The Know
Contact your insurance company, mortgage company and HOA (if applicable).

It's important to notify your insurance, mortgage company and HOA to let them know you are no longer living in the home. You should discuss switching your homeowner's insurance policy to a landlord property insurance policy with your insurance agent. We suggest this to help cover losses due to a tenant's negligence, natural disasters, fire or water damage.  Also, always make sure to discuss renting the property with your HOA to make sure there are no rules against having rentals in the neighborhood.
